the hotel is in desperate need of complete re decoration, the carpeting is worn and is held together in places with blue tape. It is such a shame to have a hotel with a prime location in this state. We felt it did not deserve a three star rating.

There is always plenty to see and do in Edinburgh try some of the guided walks especially the Mary King underground walk most enjoyable.

cutlery dirty in restaurant for breakfast, one waitress dropped cutlery on floor and then put it straight onto table without cleaning it

The hotel is exellently located but the room we had was very small and in need of renovation. The plumbing was in dire need of update - the shower temperature was either boiling hot or cold - nothing in between. The kettle in our room leaked dangerously and so we couldn't have a hot drink.

Breakfast wait staff was a bit rude. Food was excellent. A bit noisy at night. Great location, very central & easy walking distance to all attractions.

The reception/bar staff were very good but some of the older dining room staff were not very courteous at all.
The rooms were good but in need of redecoration and the suites we were in, were very noisy early in the morning.
Top Tip
Get tickets for the castle from the tour bus reps as it saves a lot of queing once you get up there.
Lots of good pub meals to be had on Rose St.
