Great location for exploring central Edinburgh, right in the middle, a short walk to the hotel from the railway station, about 300m, though this involves walking up-hill and some steps.
The hotel is modern and absolutely fine, but nothing really special - rather corporate - no longer 'new'; a bit 80's.
The medium sized pool is done out in a family-friendly way; apparently the gym has cycling machines, but due to reduced hours over the holidays (New Year) attempts to verify this were unsuccessful.

Lovely room, excellent facilities and location perfect! Perfect location situated on the Royal Mile.

Accessible to most bars/pubs and to the local train station.

Bedroom reasonable for the price (better VFM might be possible but not in this supremely central location); but where it really scored was being almost completely soundproof - we slept like babies! One gripe; breakfast, though good, is very expensive - you can get a good breakfast for half the price within 200m. (we liked "It's always Sunday" uphill on the High Street)
Top Tip
Just mooch! Good selection of shops and watering holes on the Grassmarket, a bit touristy (if you don't like that, stay in the suburbs!) but more 'alternative' than the Royal Mile.

I was surprised to find that there was no hairdryer in the room.
Sound proofing in the room was excellent.No noise at all despite all the revellers in the street till the early hours.

There is a taxi rank just outside the hotel which is very useful.

The in house restaurant was limited for my wife and I.

However we found a nice small one immediatley across the Street/road which was very suitable for us. (Age 60 plus)

With the exception of discusting coffee in the bedrooms the hotel was of good standard.
Top Tip
Try crossing the road to Bella Italia for great food and lovely staff - nothing too much trouble.
